Finding Out What Is Wrong
Walkthrough first. You tell us where the water showed up, and we go up with whoever has the roof hatch key. We check the drains before anything else, because ice at a drain explains more Davenport leaks than torn membrane does. A full commercial roof inspection adds seams, flashings and curbs, with photos the same day.
When the surface looks dry but the ceiling tiles say otherwise, an infrared moisture survey shows where wet insulation is hiding. Roof fields too big to walk in an afternoon get a drone pass first.
Repair, Recover or Replace
Once the roof has been read, the choice is usually one of three. A repair fits a roof with life left and a defined problem. A recover goes over a sound deck and dry insulation when the budget or the schedule cannot take a tear-off. A full replacement is the answer when the cores come up wet and the same dock keeps leaking.
A membrane that is tired but still dry may be a candidate for coating restoration, which buys time without a tear-off.
