Putting the Roof on Paper
A roof condition report records what the roof looks like today: membrane, seams, flashings, drains, curbs and moisture. Photos are dated and matched to a roof plan, so a different person can find the same defect a year later. That record also protects an owner when an adjuster asks for proof of the roof before a storm.
Over time those reports become roof asset management: one file per building, with age, system, repair history and remaining life. It is the document a plant manager can hold up when somebody asks why a roof needs money now.
Spending on a Schedule
A roof capital plan ranks buildings by risk and spreads the replacement cost across several budget years, so no single year takes the whole hit. It also leaves room for storm years. Davenport has seen derecho winds in 2020 and again in 2024, and a plan that assumes a quiet decade is a poor plan.
Owners with many buildings, from a hospital network with locations in Davenport, Silvis and DeWitt to a retail chain with stores along Kimberly Road, need multi-site roof programs. One scope, one set of standards, one schedule, even when the roofs differ.
